Who is Joseph Newman ?
This facility is dedicated to Joe Newman for his many years of service to the Joplin Community. Often
called the "godfather" of economic development in Joplin, Mr. Newman was a founder of the Joplin Business and Industrial Development
Corporation and a longtime member and President of the Joplin Industrial Development Authority. His leadership on the JIDA led to the
creation of the Joplin-Webb City Industrial Park. His spirit, determination and dedication have been the backbone of many other
economic development efforts. His vision continues to have a positive impact on the community he loves so much.
What is the difference between an Incubator and an Innovation Center ?
Basically, they are the same. An Incubator generally refers to the facility and the rental space
inside. An Innovation Center includes the Incubator and many other supportive services that the tenants as well as the general business
community can use to help them succeed.
Please define "Entreprenuer."
In general it is anyone that wants to start their own business.
The center wants to support people that are pursuing innovative technology. What does that mean ?
The center will support anyone wanting to start a new or an existing business. However, NIC has
established a goal of creating companies that will create high paying jobs for the community.
I'm not sure if I fit the mold of an innovative technology company. What should I do ?
If you are not sure about the profile of
your company, give us a call. We will review your company idea
to see if it matches our entrance criteria. Even if you are not starting an innovative company,
we can still help you through your start up phase.
How much does it cost for office space
There are a lot of factors to review. NIC
has rental space for office, light manufacturing and wet labs. Each of these have different cost factors. Based on your needs, we can tell you the exact
amount you will need to establish a budget.
I don't need a
lot of space, but then again, I may at a later date.
The center has two options. You can rent a full office with lockable doors or you can rent one of our
cubicles. The cubicles, while not private, give start-ups an opportunity to call this space their own. You will not share your
designated cubicle. When you are away from your space you can lock the cabinets.
I have heard the word "Graduate", what does that mean ?
Innovation Centers help create new companies. Our goal is to help these companies start and then
graduate into the real business world. If the client follows the support given by the center they have a much better chance of being
successful when they are out on their own (Read Incubator Facts at right). Typically, a company will be ready to graduate in less than
three years. Some will be ready to leave within one year.
How long is my lease and what happens if my business fails?
We will do everything we can do to help you succeed and not fail. We are hoping that you
will become so succesful that you will need more space than we can offer you. The good news, the lease is self renewing month by month. There
is no long term lease needed. If you are ready to graduate, you simply meet with NIC staff to discuss your exit process. The lease ends
the day you leave.
I will need a phone, fax,
copier and internet access. Is all of that
available ?
Yes. The center has the latest in
VoIP technology. The phone system is already sitting at your
desk. You will need to make arrangements to have your own
telephone number assigned to that phone. When you leave
the center, you will be able to take that number with you. We
can assist you with telephone issues. A professional copy
machine is available. Based on your estimated usage,
there will be a copy fee. High speed internet access will
be provided by CableOne of Joplin. NIC controls this
service and your montly fee will be included in
your monthly rent fee. We will keep this cost very
low. You can fax from your computer but a fax machine
will be available. We will not provide a computer or
software. We can assist you with connecting your computer to
the network.
I'm not sure about working in
a cubicle with others around me.
We have studied other incubators
across the country. We selected a cubicle approach because of
the success rate. People indicate that cubicles offer a
great work environment. They say that the synergy that is
created allows people to communicate and network with others
around them. Clients are encouraged to exchange
ideas and often they will develop their own support
process.
Are there any special "rules"
concerning a cubicle office space ?
The best rule to follow; be a
good neighbor, just as you would be if your business was
surrounded by other businesses. A tenant should keep
their area clean and respect noise levels. Nearly every
traditional business operates with some distractions, a
cubicle is no different.
I will be in and out of my
office space during the day. Are there any problems with
that?
No. The center will be available
to you 24 hours a day, seven days a week. During regular
business hours, a receptionist will be available to greet your
clients in the lobby area as well as answer telephone calls
and transfer messages to your voice mail. This center feature
gives your company a personalized and professional image to
your clients. There may be some days, including holidays, sick
days or vacations, where a receptionist will not be available.
Your voice mail will still operate.
I understand the bundled
services and special features I will receive as a NIC tenant.
Are there any other fees or services I should
consider?
All tenants must become
members of the Joplin Area Chamber of Commerce. Membership
fees are based on the number of employees you have. Depending
on your financial capabilities you can pay the annual
membership in whole or monthly payments can be included in
your rent.
Each company has special needs. As an example, a tenant
renting light manufacturing space may have special fire,
ventalation, local, state or federal license requirements.
Other than telephone charges,
do I pay for other utilities like electricty, water or gas
?
Your utilities are included
in the monthly rental fee. You will be charged for
the service area you are leasing. The service area has been
predetermined for office and cubicles. You will also be
charged for the common areas on a percentage basis. We can
tell you what your total monthly fee will be before you sign
the lease requirement. Obviously, utilitiy costs raise or fall
during the seasons as well as rate changes announced by
utility companies. These changes should be expected and
anticipated, just like a traditional business would be
expected to address.
